Different roof, different job
Tile has no oils to replace, so shingle treatment does nothing for it. What tile does, concrete tile especially, is get more porous with age. It holds moisture, grows algae and mildew and slowly loses its surface finish.
We clean at low pressure, never enough to crack a tile or force water underneath, wait until the roof is fully dry and apply a clear sealer. The result is a roof that stays cleaner longer and keeps its color.
Pinellas County has a lot of concrete tile, much of it from the same building booms, so many tile roofs here are reaching the porous, mildew-prone stage together. Cleaning and sealing will not turn back the clock on broken tiles or worn underlayment, but on a sound tile roof it is the straightforward way to keep the surface in good shape.
What is on the list
The tile job includes:
- Walking only on load-bearing parts of the tile.
- Flagging cracked or slipped tiles before work.
- Protecting plants, screens and pool areas.
- Low-pressure cleaning for concrete or clay.
- Rinsing off loosened growth and residue.
- Waiting for a fully dry surface.
- Clear sealer applied evenly.
- Final check of roof and grounds.
How it goes
Inspect
Damaged tiles flagged; property protected.
Clean
Low pressure, then a full drying period.
Seal
Clear coat applied; grounds rinsed and tidied.
Where it fits in the sequence
Tile skips the shingle sequence. It is clean, dry, seal, and any broken tiles are a separate repair.
Why our version works
Tile-safe footwork
Our crew knows where tile can bear weight. Fewer cracked tiles, fewer surprises.
Dry before sealing
Sealer only goes on a fully dried roof, which is what lets it bond and last.
Clear about scope
The coat cuts down on soaking and stains. Cracked tiles and tired underlayment need their own repair, which we will point out.
Good fit / poor fit
Good fit
- Concrete tile looking dull or stained
- Clay tile with algae or mildew
- Tile roofs due a clean
Poor fit
- Cracked or broken tiles
- Underlayment leaks
- Asphalt shingle roofs
Quick questions
Will my tile look different?
Cleaner and brighter, yes. The sealer itself is clear and leaves the color alone.
When will it need doing again?
That varies with tile type and sun; you get our honest estimate after the visit.
