Pinellas Park HOA, Church and Rental Roof Programs

Many roofs, one plan. Each building surveyed and priced on its own, then treated in phases around the community's calendar.

Built for boards

Communities tend to roof everything at once, so everything ages at once. Replacing it all in one budget year is often not realistic. Treating the roofs that are still sound spreads the cost and gives the board time.

We survey every building and sort the roofs into three groups: ready for treatment, needs small repairs first, or plan for replacement. Each gets its own line and price. The board decides scope and order; we schedule around residents.

For property managers, per-building pricing also makes it easier to answer owners. Each building has its own condition summary and its own figure, so nobody is asked to accept one lump sum for roofs they never see.

What is on the list

A program includes:

  • Every shingle roof in scope checked on site.
  • A one-page summary per building.
  • Roofs grouped: treat, repair first, replace later.
  • Pricing per building so work can be phased.
  • A calendar the board can circulate.
  • Advance notice to each building's occupants.
  • Landscaping, walks and parked cars protected daily.
  • One contact for the manager or board.

How it goes

  1. Survey

Every building assessed and summarized for the board.

  2. Schedule

Board picks scope and order; we set dates around weather and events.

  3. Treat

Building by building, with updates to the manager as each finishes.

Where it fits in the sequence

The same sequence as a single home, wash, fix, treat, just run building by building across the property.

Why our version works

  • Every roof judged alone

Buildings of the same age rarely wear the same way. Each roof gets its own finding and its own price.

  • Budget-friendly phasing

Pricing per building lets a board spread the work over more than one budget year.

  • Low impact on residents

Quiet work, short days, no tear-off waste and notice well in advance.

Good fit / poor fit

Good fit

  • HOA and condo communities
  • Churches and schools
  • Owners of several rentals

Poor fit

  • Flat or membrane roofs
  • Metal roofing
  • Buildings with active leaks

Quick questions

  • Can you brief our board?

Yes, in person at a board meeting or by phone with the manager.

  • Will residents be disturbed?

Barely. They get a date in advance, the work is quiet and it is over in hours.

Plan the whole property

One call books a survey covering every building on the property. Bring the site map if you have one; it speeds up planning the visit day and the order buildings are checked.
