Roof of a building against the sky

The short version

Sun bakes the oils out of asphalt. Shingles stiffen, then crack, then shed the grit that shields them. The treatment is a plant oil, mostly soy, sprayed on and absorbed. It puts flexibility back.

On a sound roof, one treatment generally buys 5 to 7 more years. That is the whole pitch. It does not stop leaks, does not replace missing shingles and does not belong on tile or metal. When the roof qualifies, it is the cheapest way we know to postpone a tear-off.

What is on the list

Every treatment visit includes:

  • A final check that the roof is dry and unchanged since the assessment.
  • Covers on beds, shrubs and lawn edges below the eaves.
  • Screens shielded on pool cages and lanais.
  • Vehicles and outdoor furniture moved or covered.
  • Gutters checked clear before spraying starts.
  • Product rate set to the dryness of your shingles.
  • Edges sprayed by hand-held wand to keep siding and glass clean.
  • Walk-round and handover before the crew leaves.

How it goes

  1. Set up

Forecast checked, roof walked, property protected. Under an hour.

  2. Spray

Slope by slope at low pressure. South- and west-facing slopes get the closest attention.

  3. Hand over

Covers off, drips checked, quick walk-round with you.

Where it fits in the sequence

Last. If the roof is streaked, the soft wash comes first so the product reaches bare asphalt. If fittings are loose, the tune-up comes second. Treatment goes on after both, on a dry day, so nothing is wasted on dirt or covered over a problem.

Why our version works

  • Treated last, not first

Washing and repairs are finished before spraying, so the product lands on clean asphalt and is not wasted on dirt or loose fittings.

  • Rate matched to the roof

Parched shingles soak up more than mildly weathered ones, so the amount applied is decided roof by roof.

  • Declined when pointless

If the assessment says the shingles will not respond, there is no treatment line on the quote at all.

Good fit / poor fit

Good fit

  • Asphalt shingles still lying flat
  • Faded, chalky or stiff surface
  • Steady grit loss, no bald spots
  • No leaks inside

Poor fit

  • Active leaks or soft decking
  • Shingles that snap when bent
  • Tile, metal or flat roofs

Quick questions

  • How long until it rains safely?

A few dry hours lets the product soak in. We book around the forecast and move the date if storms are due.

  • Can I stay home?

Yes. Keep pets inside during spraying. Everything else carries on as normal.
