Why it comes first

A plan is only as good as the information behind it. Roof age is a rough guide at best; shade, pitch and exposure change everything. The assessment replaces the guess with what is actually on your roof.

It also decides the sequence. A clean, secure roof may need treatment only. A streaked roof with popped nails needs washing and a tune-up first. A roof past saving needs neither, and you hear that too.

What is on the list

The check covers:

  • Flex: tabs lifted gently on several slopes.
  • Granule cover: where it is holding and where it is thin.
  • Gutters and downspout outlets: how much grit is collecting.
  • Seal strips: whether tabs are still stuck down.
  • Nails: any backing out or rusting.
  • Flashing: walls, chimneys, valleys.
  • Pipe boots and vents: cracks, gaps, loose covers.
  • Algae, moss and lichen: whether a wash is needed first.

How it goes

  1. On arrival

Quick chat about the roof's history and what you have noticed. A look from the ground.

  2. On the roof

Usually under an hour. We step around anything that looks fragile.

  3. Afterward

Findings, the recommended sequence and an itemized price. No decision needed on the spot.

Where it fits in the sequence

First. Everything else on this site depends on what the assessment finds, which is why we do not quote any other service without it.

Why our version works

  • It sets the order

The plan lists which steps the roof needs and in which sequence, so nothing is done twice or in the wrong order.

  • Line-by-line pricing

Wash, repairs and treatment each carry their own figure, which makes it easy to approve some and skip others.

  • Useful on its own

Even if you do nothing yet, you know what the roof needs and roughly how long it has.

Good fit / poor fit

Good fit

  • Roofs older than about ten years
  • Owners with a replacement quote in hand
  • Anyone buying or selling

Poor fit

  • Roofs only a few years old
  • Active leaks, which need a roofer first
  • Metal roofs

Quick questions

  • Can you say no to treatment?

Often. If the roof will not benefit, the plan says so, with reasons.

  • Is the price binding?

It covers what we saw. If something hidden turns up once work begins, we stop and agree any change with you first.
