The order matters

Treatment works best on a roof that is clean, secure and dry. So the work runs in a set order, and you get one plan covering all of it.

  1. First: wash

Algae streaks come off at low pressure. A clean shingle absorbs the treatment; a stained one mostly does not.

  2. Second: fix

Popped nails, loose tabs and cracked pipe boots get sorted. Treatment does not hold anything down.

  3. Third: treat

The rejuvenator goes on a clean, secure, dry roof. That is when it does the most good.

Not every roof needs all three. Some only need the treatment, and a few need nothing yet. The assessment decides, and the quote shows exactly which steps made the list.

What the treatment actually does

Asphalt shingles are mostly asphalt and grit. The asphalt holds light oils that keep the shingle pliable, and the Florida sun cooks those oils away a little more each year. Lose enough and the shingle stiffens, cracks when the wind flexes it and starts dropping its grit.

Rejuvenation replaces some of those oils with a plant-based product, mainly soy. The shingle softens, holds its grit better and goes on protecting the house. It is not paint, not a coating and not a leak fix. On the right roof, it is the cheapest way to put off a replacement.

How the price is built

One quote, separate lines. Each line is optional.

Assessment findings
The quote starts with what we saw: flexibility, grit cover, fittings and staining, summarized in a few lines.
Wash line
Only there if the roof is streaked. Priced by roof size and how heavy the growth is.
Repair line
Each fix listed by name, from a single pipe boot to a handful of loose tabs.
Treatment line
Priced by roof area and how dry the shingles are, since drier roofs take more product.

Approve all of it, some of it or none of it. Nothing is added on the day without your say-so.

Everything we do, one page each

Eight services. Most jobs combine two or three. Pick a card for details.

Will treatment help your roof?

Quick test. The more of the left column you recognize, the better your odds. Anything from the right column means a different conversation, usually one for a roofing contractor, and we will point you to the right kind.

Good signs

  • Asphalt shingles past their tenth summer
  • Color faded, surface looks chalky
  • Grit showing up at the downspouts
  • Ceilings dry, attic dry

Bad signs

  • A drip or stain inside
  • Tabs that crack when lifted
  • Shingles missing after a storm
  • Metal or flat roofing

Why mid-Pinellas homeowners use us

Four things we do on every job, whether it is a single bungalow off Park Boulevard or a row of condo buildings.

Two roofers working side by side on a pitched roof
  • One crew, start to finish

The people who assess the roof wash it, fix it and treat it. No hand-offs, no subcontractor you have never met, and no confusion about what was agreed.

  • Itemized before anything starts

Each step has its own line and its own price. Skip a line if you want. Nothing gets added on the day without your say-so.

  • Straight about limits

Treatment restores flexibility. It does not stop a leak or replace a missing shingle. You hear that up front.

  • Reachable afterward

Same number before and after the job. We check back once the roof has absorbed the treatment, and questions in between go to the same office.

Five steps, start to finish

Usually spread over one to two weeks, depending on weather.

  1. Call

Tell us the roof's age, material and what you have noticed. Five minutes, and many questions get answered there.

  2. Assess

We check flexibility, granules, fasteners and flashing on site and write up the plan.

  3. Approve

You get the itemized price. Pick what you want done and choose a week that suits you.

  4. Prep

Wash and repairs happen first, on their own day if needed, so the roof is clean, secure and dry.

  5. Treat

On a dry day the treatment goes on. A few hours, yard protected, done.

Short answers

The six questions we hear most.

  • Is it cheaper than a new roof?

By a wide margin on a typical home. Exact figures depend on size, pitch and prep, so we quote after seeing the roof. The quote lists every step separately, which makes it easy to compare against a replacement estimate line for line.

  • Do repairs have to come first?

Only if the roof needs them. Loose nails, lifted tabs or split pipe boots get fixed before treatment, because treatment will not secure them. On many roofs the list is short, a few nails and a boot, and it is done the same week.

  • Can you treat tile, metal or a flat roof?

Rejuvenation only suits asphalt shingles. Tile gets a clean and a clear sealer instead. Metal and flat roofing we leave to other specialists. If you are not sure what your roof is made of, a photo or a quick description on the phone usually settles it.

  • Will the roof be slippery or burn more easily afterward?

The product soaks into the shingles rather than sitting on top, so the surface is not left greasy, and it is a plant-based product rather than a solvent. Stay off the roof for the first day while it absorbs, and keep ladders and gutter cleaning for later in the week.

  • How long does treatment day take? Do I need to be home?

A few hours on most homes. You do not need to be home, though most people are. Keep pets inside while we spray. Cars in the driveway get moved or covered, and the yard is usable once we pack up.

  • My gutters are full of grit. Can treatment fix that?

It slows further loss by softening the asphalt that holds the granules. Granules already gone do not come back, so earlier is better. Steady grit at the downspouts is one of the clearest signs a roof is ready for a look.
