Why low pressure
Those black trails are living growth, nourished by the crushed limestone mixed into modern shingles. Shade and humidity keep it growing. Besides looking grim, it holds dampness against the roof and would block any treatment from reaching the asphalt beneath.
A pressure washer strips grit along with the growth. Our method is a mild solution, very little pressure, patience and a thorough rinse. Granules stay. Streaks go, some on the day and the rest over the following week or two.
Washing also shows us the roof properly. Under heavy staining it is easy to miss a lifted tab or a cracked boot; once the surface is clean, anything that needs fixing before treatment is obvious, and it goes on the plan with its own price.
What is on the list
The wash includes:
- Planting soaked before any cleaner is applied.
- Fragile beds covered; downspouts redirected.
- Solution strength matched to the growth.
- Extra dwell time on heavy streaks instead of more pressure.
- Ridge-to-eave rinse on each slope.
- Gutters cleared of loosened debris.
- Final rinse of planting and paving.
- Note of anything the stains were hiding.
How it goes
Prep
Soak planting, close windows, set up runoff protection.
Wash
Apply at low pressure, let it work, rinse.
Tidy
Rinse plants and paving again, clear gutters, walk round.
Where it fits in the sequence
First on a stained roof. The roof then needs to dry fully before treatment, so we leave a gap of a few days between the two.
Why our version works
No pressure washer
Granules protect shingles from the sun. Gentle washing keeps them on the roof instead of in the gutters.
Spaced from treatment
We leave enough dry days between washing and treating that the product can soak into bare, dry asphalt.
Garden-first prep
Beds are soaked, covered and rinsed, because whatever runs off the roof lands in them.
Good fit / poor fit
Good fit
- Black or green streaking
- Moss or lichen on shaded slopes
- Treatment planned
Poor fit
- Missing or broken shingles
- Bald patches with no grit left
- Leaks
Quick questions
When do streaks return?
Often years later on sunny roofs, sooner on heavily shaded ones.
What about my lawn and flower beds?
They get soaked beforehand, covered where fragile and rinsed again at the end.
